A seven-figure home in Milton and a seven-figure home on the lake have different buyers, different comparables and different things that can go wrong. Pricing one against the other is how sellers leave money behind and buyers overpay.
Karen leads our luxury work. Her construction management background matters most at this level, because estates come with barns, pools, outbuildings, wells, septic systems, docks and mechanical systems that a standard inspection may not fully cover. She evaluates them before a client commits.
South of the lake, Britney works the upper end of Buckhead, Brookhaven, Sandy Springs and Johns Creek, and the two of us share Alpharetta and Milton.

“Luxury clients don't need more listings. They need someone who knows which one is actually worth the number, and why.”Karen Hilliard
Questions at this price point.
How do you market a luxury listing?
With architectural and drone photography, cinematic video and staging guidance, priced on true luxury comparables. We put the listing in front of our luxury and relocation contacts and the out-of-state buyers who make up a growing share of this market, and one of us handles every showing.
Do you work with buyers who live out of state?
Often. We run video tours, coordinate due diligence remotely and manage closings for clients who cannot be here for each step.
What is different about due diligence on an estate?
There is more of everything. Wells and septic systems sized for the home, permits for pools and outbuildings, dock permits on the lake, and the condition of barns and pastures on equestrian property all need a close look.
Can you keep a sale private?
Yes. Some sellers prefer discreet marketing to a known circle of buyers and agents before or instead of a public listing. Tell us what you need and we will explain the trade-offs.
