When planners in metro Atlanta discuss suburban downtowns done well, Duluth is usually the first one named. The Town Green and Parsons Alley turned the historic center into a destination. Restaurants and dessert shops occupy restored buildings, the green has an amphitheater and a splash fountain, and festivals run through most of the year. Few places in Gwinnett have a center that residents visit weekly. Britney leads our Duluth work.

The range of housing is broad. At the top is Sugarloaf Country Club, a gated community of estate homes on a TPC course that hosts nationally significant golf. Established swim-tennis neighborhoods feed well-regarded schools such as Peachtree Ridge and Duluth High. Near downtown, townhomes and new construction bring life by the Town Green within reach of first-time buyers. Duluth is also among the most international cities in the metro, known across the Southeast for Korean dining and retail.

Buyers get real amenities and a real community at Gwinnett prices, with I-85, Peachtree Industrial and the events of the Gas South District close by. Sellers benefit from demand at every level, provided the home is prepared and priced with care. At the Sugarloaf end of the market, clients often own or want a second property, and that is where having two agents helps. Karen handles Lake Lanier and the mountains while Britney stays on the Duluth sale or purchase.

Where to look in Duluth.

The neighborhoods and pockets our clients ask about most.

  • Sugarloaf Country Club

The leading gated address in Duluth, with estate homes, a TPC golf course and private-club life. It sets the standard for luxury property in Gwinnett.

  • Downtown Duluth & Parsons Alley

New construction and townhomes a short walk from the Town Green, the amphitheater and the restaurants of Parsons Alley. No walkable address in Gwinnett is more in demand.

  • Swim-Tennis Neighborhoods

Established family communities zoned toward Peachtree Ridge and Duluth High. Community and value built the city's reputation here.

  • Pleasant Hill & Satellite Boulevard

Streets close to the Korean restaurants and shops that line these corridors. The scene draws visitors from around the Southeast.

Questions buyers and sellers ask.

How wide is the price range in Duluth?

Very wide. Townhomes begin in the $300s, established swim-tennis homes mostly fall between the $450s and $750s, and new construction downtown runs from the $500s to the $800s. Estates in Sugarloaf Country Club start around $1M and go well past $3M.

What sets Sugarloaf Country Club apart?

It is a gated community of estate homes with resort amenities and a TPC course that has hosted professional tournaments. For buyers looking at gated luxury east of GA-400, it is the benchmark. It anchors the upper end of the Gwinnett market.

What happens in downtown Duluth?

Life centers on the Town Green and Parsons Alley. There are concerts at the amphitheater, a splash fountain, restaurants in restored buildings and festivals nearly every month. Homes within walking distance carry a premium.

Which schools are Duluth homes zoned for?

Duluth is part of Gwinnett County Public Schools, and the Peachtree Ridge and Duluth High clusters are both well regarded. Zoning differs by neighborhood and can shift as the county grows. We verify the assignment for any specific address.

Is Duluth a good market for sellers?

Demand exists in every price band, from downtown townhomes to Sugarloaf estates. That rewards sellers who prepare a home carefully and price it sensibly. We handle both with them before a listing goes live.
