Buckhead is where Atlanta keeps its landmarks. The mansions of Tuxedo Park and West Paces Ferry, the Atlanta History Center and the shops of Buckhead Village all sit within it, along with a restaurant scene the rest of the city measures itself against. Yet the area is broader than its estate reputation. Peachtree Road carries some of the best luxury high-rise and condo living in the Southeast, and Garden Hills, Peachtree Heights and Peachtree Hills offer walkable streets lined with classic Atlanta houses.

Chastain Park anchors the northern edge. It is the city’s largest park, home to an amphitheater concert series, a golf course, a horse park and a tennis center, and the houses around it are some of the best-loved addresses intown. Families find a rare pairing here: the energy of the city alongside top private schools, solid public options and green space outside the front door. Britney leads our Buckhead work and knows these streets closely.

Pricing runs from condos in the $300s to penthouses, through renovated bungalows and classic homes in the $1M to $3M core, and on to estates far above. Inventory here is nuanced, and two similar listings can differ sharply once you account for the building or the block. We read those differences for our clients before an offer is written. And because Karen covers Lake Lanier and the mountains, a Buckhead owner considering a second home works with one team from Buckhead to Blue Ridge.

Where to look in Buckhead.

The neighborhoods and pockets our clients ask about most.

  • Tuxedo Park & West Paces Ferry

The estate streets that define the top of the Atlanta market, with historic architecture behind gated drives. The city's most significant homes change hands here.

  • Chastain Park

Homes bordering the largest park in Atlanta, with its amphitheater, golf course, horse park and tennis center. Listings on these streets tend to sell fast.

  • Peachtree Road Corridor

High-rise and condo residences with skyline views and a short walk to Buckhead Village restaurants. It suits owners who want to lock the door and leave.

  • Garden Hills & Peachtree Heights

Sidewalk neighborhoods of bungalows and traditional homes, with parks close by and a strong sense of community.

  • Peachtree Hills

Another walkable pocket of classic Atlanta houses, and a useful comparison for buyers weighing Garden Hills.

Questions buyers and sellers ask.

What price range should we expect when buying in Buckhead?

No part of Atlanta covers more ground on price. Condos start in the $300s and climb to penthouse figures, most classic single-family homes fall between $800K and $3M, and estates on Tuxedo Park and West Paces Ferry go well past that. Because value shifts by building and by street, we prepare a current read for each client.

Which parts of Buckhead suit which kind of buyer?

It comes down to whether you want land, a view, or a doorman. Tuxedo Park and West Paces Ferry are the estate addresses, the Peachtree corridor is the place for luxury high-rise living, and Garden Hills and Peachtree Heights offer walkable streets of classic homes. Chastain Park is the choice for living beside the park.

What is day-to-day life like in Buckhead?

Residents have the city's leading restaurants and shops, the Atlanta History Center, Chastain Park and strong schools, with Midtown and the Perimeter a short drive away. The cost is higher prices and more traffic than most of the metro. Most of our clients decide the exchange is worth it.

Why do homes near Chastain Park draw so much attention?

The park is the largest in the city, with summer concerts at the amphitheater, golf, pools, tennis and a horse park. The streets around it are among the most wanted addresses inside Atlanta, so homes there move quickly.

Why does representation matter so much in this market?

Buckhead values turn on details that listing photos do not show: the building, the stack, the street, the school line. Britney brings a renovation background to every showing, and we tell clients plainly what a property is and what it is worth.
