Brookhaven, Georgia: Estate Homes and Walkable Streets

Brookhaven pairs the estates around the Capital City Club with front-porch streets a short walk from Dresden Drive. Britney leads our work here, where a new build and a 1950s ranch often share a property line.

Brookhaven earned its standing through streets that people enjoy walking. At the center, beside the MARTA station, Dresden Drive and Brookhaven Village supply a true restaurant row and places to gather. Around them, Ashford Park, Lynwood Park and Brookhaven Fields offer renovated bungalows and new craftsman homes, along with a front-porch way of life that intown buyers pay extra to find. Britney leads our Brookhaven work and spends much of her time on these blocks.

The upper end of the market sits to the west. Historic Brookhaven surrounds the Capital City Club’s golf course and contains some of the most elegant estate homes in Atlanta. Elsewhere, Oglethorpe University brings a gothic campus, Murphey Candler Park adds a lake and ball fields, and the young city has invested heavily in its parks. Buyers at this level are often choosing between an estate here and one in Buckhead, and we show both. Taken together, these assets give Brookhaven more presence than its size would suggest.

Demand has reshaped the housing stock. Original ranches from the 1950s now stand beside new craftsman homes priced above $1.5M, sometimes on adjoining lots, and that mix makes values hard to read from the curb. We lean on Britney’s experience renovating homes to judge condition and to price accurately, and we treat inspections as essential. For sellers, the same knowledge shapes how we position a property against the new construction down the street.

Where to look in Brookhaven.

The neighborhoods and pockets our clients ask about most.

  • Historic Brookhaven

Estate homes set around the golf course of the Capital City Club on the western side of the city. It remains one of the most elegant and lasting addresses in Atlanta.

  • Brookhaven Village & Dresden Drive

The walkable center, with the restaurant row and the MARTA station. Bungalows and townhomes sit within an easy stroll of both.

  • Ashford Park

Renovated bungalows and new craftsman homes on streets where neighbors use their front porches. Much of present-day family life in Brookhaven happens here.

  • Brookhaven Fields

A companion to Ashford Park, with the same mix of updated bungalows and recent construction.

  • Lynwood Park & Murphey Candler

Streets changing quickly, with new homes rising beside originals. Murphey Candler Park's lake, trails and ball fields are close at hand.

Questions buyers and sellers ask.

What do homes in Brookhaven sell for?

Condos and townhomes generally fall between the $300s and $500s, and renovated bungalows mostly between the $600s and $900s. New construction commonly lands from $1.2M to $2M, with Historic Brookhaven estates above that. New building keeps resetting values street by street, so we work from current figures.

Where should we focus a Brookhaven home search?

That depends on what you want nearby. Historic Brookhaven is the estate address, set around the Capital City Club. Ashford Park and Brookhaven Fields are the family streets, Lynwood Park offers new construction close to the parks, and the Village and Dresden Drive suit buyers who want to walk to dinner.

Can you live in Brookhaven without driving everywhere?

Around the Village and Dresden Drive, yes. Restaurants, shops and a MARTA station are all on foot, and the neighboring streets have sidewalks and parks throughout. That walkability is a large part of why demand here runs deep.

Who tends to buy in Brookhaven?

Young families and professionals make up much of the demand. They come for a location minutes from Buckhead, a MARTA station in the city itself, a walkable dining district and a real neighborhood culture. Prices reflect all of it.

Why is pricing a Brookhaven home difficult?

Teardowns and new builds have remade one street after another, so an original 1950s ranch can sit beside a new craftsman priced above $1.5M. Either can be the right purchase at the right number. Britney's renovation background helps us tell clients which is which, and why inspections matter so much here.
