Sandy Springs ranks among the largest cities in Georgia, yet it lives quietly. It incorporated in 2005 and has since created a true downtown at City Springs, with a performing arts center, a city green, restaurants and a calendar of events. The leafy, settled neighborhoods that first drew residents decades ago remain intact. Britney leads our Sandy Springs work, and much of it involves helping clients choose among very different parts of one city.
Location is the city’s great strength. On one side lie the national recreation areas of the Chattahoochee River, whose parks, trails and put-ins run through the neighborhoods. On the other is the Perimeter, with major hospitals such as Northside and Emory Saint Joseph’s and a long list of corporate headquarters. For professionals whose offices are in Buckhead or along the Perimeter, the commute is hard to improve on, and that convenience supports values across the city.
The housing is varied. There are mid-century ranches on big wooded lots, renovated traditionals near the edge of the perimeter, and luxury townhomes and condos close to City Springs. At the top of the market, riverfront pockets feel like a mountain retreat only ten minutes from a MARTA station. Buyers drawn to that setting sometimes go on to consider the mountains themselves, and Karen covers that ground for our team, from Lake Lanier to Blue Ridge.
Where to look in Sandy Springs.
The neighborhoods and pockets our clients ask about most.
Riverside Sandy Springs
Wooded lots and river access in neighborhoods that follow the parks and trails of the Chattahoochee. The setting feels like a retreat while remaining inside the city.
City Springs District
The new center of the city, built around a performing arts center, a city green and restaurants. Townhomes and condos are growing up around it, all walkable.
Perimeter Corridor
Condos, townhomes and close-in neighborhoods a few minutes from Perimeter Center employers, MARTA, and the Northside and Emory Saint Joseph's hospitals.
Established Sandy Springs
Renovated traditionals and mid-century ranches on large wooded lots. Trees, space and location are the long-standing appeal.
Questions buyers and sellers ask.
What do Sandy Springs homes sell for?
Condos and townhomes generally sell from the $300s to the $500s, and established single-family homes mostly from the $600s to $1.2M. Riverfront properties and luxury builds go beyond $1.5M. Micro-location moves the figure considerably, so we work from current numbers for each address.
What should we know about City Springs?
It is the downtown the city built for itself: a performing arts center, a city green, restaurants and events, ringed by a growing number of townhomes and condos. Sandy Springs had no walkable center before it. Housing nearby is in demand.
Which schools serve Sandy Springs addresses?
The city falls within Fulton County Schools, whose high schools here include North Springs and Riverwood International Charter. Several of Atlanta's top private schools are also within easy reach. Zoning can change from one block to the next, so we confirm it for any home a client is considering.
What are the advantages and drawbacks of living here?
The advantages are plain: river parks on one side, Perimeter jobs and major hospitals on the other, and Buckhead about ten minutes away. The drawback is traffic on Roswell Road. Few places in the metro are as convenient.
Why does street-level knowledge matter in Sandy Springs?
The same budget buys very different lives depending on the school zone and which side of a hill a house sits on. Value varies sharply over short distances. Britney knows these streets, and we walk clients through those differences before they decide.
