Who leads
Karen and Britney together

Forsyth County has grown substantially in people and housing for more than a decade, and Cumming sits at the middle of it. Buyers come for the school system, for the range of new construction, and because a budget covers more house and land here than in North Fulton. GA-400 keeps Alpharetta and its technology employers a short drive south. The growth now has a center in the Cumming City Center, alongside The Collection at Forsyth, the Big Creek Greenway, and Sawnee Mountain with its trails and Indian Seats overlook.

The lake is what separates Cumming from the rest of the corridor. Forsyth County holds the southwest corner of Lake Lanier, and its parks, marinas and coves put boating within reach of a normal evening. Housing spans the full range. Vickery offers village streets and walkable shops. Master-planned communities supply new homes, and older swim-tennis neighborhoods provide larger lots. At the top, estate homes off Highway 9 and deep-water lakefront carry prices well into seven figures.

We cover Cumming as a pair. Britney works with families in the swim-tennis neighborhoods, townhomes and new communities, often showing clients how far an Alpharetta budget travels one county north. Karen leads on lakefront, gated and golf communities and large-lot estates, and she has lived on Lanier for more than twelve years. With so much of the inventory new or recently built, her construction background is especially useful. She reviews builder contracts and walks new builds for our clients, whichever of us began the search.

Where to look in Cumming.

The neighborhoods and pockets our clients ask about most.

  • Vickery

The village community Cumming is best known for, with shops and restaurants at its core and walkable streets around them. Its mix of homes made it a regional example of new urbanism.

  • Southwest Lake Lanier

Lake-access and lakefront neighborhoods on the Forsyth shore, close to Bald Ridge Marina and Mary Alice Park. Owners here use the water on an ordinary weekday, and deep-water lakefront sits at the top of the range.

  • Luxury and Estate Cumming

Gated and golf communities and large-lot estates in South Forsyth, off Highway 9 and along the lake. This is the county's expanding seven-figure market.

  • New-Construction Forsyth

Master-planned communities throughout the county with modern floor plans and resort-style amenities. Buyers comparing the GA-400 corridor often find strong value per square foot here.

  • Established Swim-Tennis Cumming

Mature neighborhoods with larger lots and trees, feeding highly ranked Forsyth schools. They appeal to families who want land and an existing community.

Questions buyers and sellers ask.

What do homes cost in Cumming and Forsyth County?

Townhomes start in the $300s to $400s. New construction and established family homes sit mostly between the $500s and the $800s. Vickery, luxury communities and Lake Lanier property begin near $900K and go considerably higher.

How strong are Forsyth County schools?

The district places at or close to the top in Georgia for test scores, graduation rates and college readiness. Schools are the main force behind housing demand here. Attendance zones are redrawn as the county grows, so we confirm the assignment for any home under consideration.

Can I live on Lake Lanier with a Cumming address?

Yes. Forsyth County takes in the lake's southwest shore, including parks, marinas, boat ramps and both lake-access and lakefront neighborhoods. Karen lives on Lanier and leads our lake work, here and on the Gainesville, Buford and Flowery Branch sides. Buyers wanting Forsyth schools with a boat slip frequently pay less here than across the water near Gainesville.

What should I know about buying new construction in Cumming?

Cumming is among Georgia's strongest markets for new homes, but builder contracts are written to favor the builder. Karen's construction-management experience lets us read the contract closely, negotiate upgrades and incentives, and inspect the build at each stage.

What are the trade-offs of living in Cumming?

Buyers come for the schools, the City Center, lake access and a wide choice of housing. The cost of that popularity is growth itself. Traffic and ongoing construction are part of living here, and we are candid about that when comparing locations.
