Ellijay is the county seat of Gilmer County and a mountain town incorporated in 1834 on a square that still anchors downtown. Two rivers, the Ellijay and the Cartecay, meet here to form the Coosawattee. East of town, State Highway 52 runs through a valley of orchards, which is why Gilmer County carries the title of Georgia’s Apple Capital and hosts the Georgia Apple Festival each October. The county sits in the Blue Ridge Mountains, and national forest land reaches into it.

For buyers, that geography creates a wide range of property. There are homes near the square, farms in orchard country, cabins along moving water and long-range view lots on the ridges. Many of our clients here want a second home with real acreage rather than a cabin on a tight lot. Others want frontage on a river, or a place near Carters Lake, where the Corps of Engineers keeps the shoreline free of private docks and houses. Each of those choices brings its own questions about access, water and land use.

Karen leads our Ellijay work and works in the area directly. Before real estate she worked in construction management, and she reads mountain land with that background: slope and where a house can sit, the grade and surface of the road in, well and septic, and drainage near a river. She has lived on Lake Lanier for more than twelve years, so she also knows how second-home owners actually use a property. With Britney covering North Atlanta, we can handle the sale at home and the purchase in the mountains together.

Where to look in Ellijay.

The neighborhoods and pockets our clients ask about most.

  • Downtown Ellijay

Homes close to the courthouse square, the county seat's long-standing center. A good fit for buyers who want a mountain base with a town at the door.

  • Apple Orchard Alley

The valley along State Highway 52, where most of Gilmer County's orchards are spread. Farms and acreage here sit among working apple country.

  • Cartecay River

Property along one of the two rivers that meet at Ellijay. River frontage calls for a careful look at flood exposure, access and septic placement.

  • Ellijay River

The second of the two rivers that form the Coosawattee in town. Cabins and acreage along its course appeal to buyers who want moving water close by.

  • Toward Carters Lake

West of town, the Coosawattee feeds Carters Lake, an Army Corps of Engineers lake with no private docks or houses on its shore. Buyers here choose lake access and quiet over lakefront.

Questions buyers and sellers ask.

What sets Ellijay apart from other North Georgia mountain towns?

Apples. Gilmer County is known as the Apple Capital of Georgia, and the Georgia Apple Festival comes every October. The town also sits at a river confluence, which gives the land around it a different character from a ridgetop cabin market.

How long is the drive from Atlanta?

It is a little over an hour from downtown Atlanta. Highway 515, the Zell Miller Mountain Parkway, serves the town.

Can I buy a home on Carters Lake?

Not on the shore itself. Carters Lake is owned by the US Army Corps of Engineers and its shoreline has no private docks or houses. Homes in the surrounding hills can offer access to the lake without frontage.

What should I check before buying mountain acreage here?

Start with the road in, its grade and whether it is paved. Then look at slope and buildable area, well and septic, and whether a view holds once the leaves are back. Karen walks each of these with buyers before an offer.

How do you price a property in Ellijay?

There is no single number for the area. Views, acreage, road access and water frontage move value more than square footage does, so we pull current sales that match the property you are looking at.
