Blairsville is the county seat of Union County, on Georgia’s northern border, and it was founded near the Nottely River. In 1942 the Tennessee Valley Authority dammed that river to form Lake Nottely, which lies entirely within the county. Brasstown Bald, the highest mountain in Georgia, rises on the county line. To the south, Vogel State Park, one of the state’s oldest, sits at the base of Blood Mountain, and the Appalachian Trail crosses the county. The Chattahoochee National Forest covers nearly two-thirds of the land.
That much public land shapes the market. Private land here can border national forest, which helps protect views and privacy. Buyers come for lake homes on Nottely, cabins along the river, and acreage with long-range views toward the high peaks. Many are buying a second home they plan to use more each year, and some intend to move here full-time. The town keeps its own calendar too, including the Sorghum Festival each October.
Karen leads our Blairsville work and works in the area directly. Her years in construction management before real estate show in how she looks at mountain land: slope and siting, road surface and grade, well and septic, and how a driveway behaves in January. She has lived on Lake Lanier for more than twelve years, which helps when a buyer weighs a TVA lake against a ridge with a view. With Britney covering North Atlanta, we can manage the sale at home and the mountain purchase as one plan.
Where to look in Blairsville.
The neighborhoods and pockets our clients ask about most.
Downtown Blairsville
Homes near the center of the county seat, with services and shops close by. It suits full-time residents and owners who want an easy base.
Lake Nottely
A Tennessee Valley Authority reservoir formed in 1942, lying entirely in Union County with more than a hundred miles of shoreline. Lake-view and lakefront homes are the draw.
Nottely River
Land along the river that was dammed to form the lake, running toward town. Cabins and acreage here bring moving water without the lake setting.
Vogel and Blood Mountain Corridor
South of town along Highway 19/129 toward Vogel State Park, at the base of Blood Mountain. Forest surrounds most property on this side of the county.
Brasstown Bald Side
The high ground toward Georgia's tallest mountain, on the Union and Towns county line. View lots here call for close attention to grade and winter access.
Questions buyers and sellers ask.
Why do buyers choose Blairsville?
It puts a working county seat next to serious mountain country. Brasstown Bald, Vogel State Park, Lake Nottely and the Appalachian Trail are all in or beside Union County, and national forest covers nearly two-thirds of it.
Can I buy lakefront on Lake Nottely?
Lake Nottely is a TVA reservoir with more than a hundred miles of shoreline, and lakefront homes do come up. Before an offer, we confirm what a specific lot allows for docks and shoreline work.
How far is Blairsville from Atlanta?
Plan on roughly two to three hours, depending on where you start. Highway 19/129 runs south toward Dahlonega, and Highway 76 and 515 share a route through town.
What should I check on a mountain property here?
The road in comes first: paved or gravel, its grade, and how it holds up in winter. Then slope, buildable area, well and septic, and whether the view lasts through summer. Karen goes through each with buyers before they commit.
How do you price a Blairsville property?
View, acreage, road access and water drive value here more than square footage. We pull current sales that match the specific property rather than quote an area number.
