Geography is the advantage in Flowery Branch. The town sits in Hall County at the southern end of Lake Lanier, right where the lake meets the I-985 corridor. That puts Gwinnett, Buford and the job centers of Northeast Atlanta closer than they are from nearly anywhere else on the water. The Atlanta Falcons keep their headquarters and training facility here. Along the railroad, the historic downtown has been brought back with restaurants, a brewery scene and a growing calendar of events.
Sterling on the Lake defines much of the local housing market. It is one of North Georgia’s largest and most sought-after master-planned communities, with several pools, a fitness center, lakes, trails and a village center. Families come to it from across the metro area, and resale values have held well. Surrounding it are established swim-tennis neighborhoods and newer construction. Together they give buyers more house for the money than Forsyth or North Fulton.
Then there is the shoreline. Lake-access neighborhoods, the Aqualand Marina area and lakefront homes line the Hall County side.
