Few lake communities can offer a school district of their own. Buford can, and that single fact shapes its market. Buford City Schools ranks consistently among Georgia’s top-performing districts, so homes zoned for it cost more and tend to keep their value. The town itself lies across the Gwinnett and Hall county line at the southern tip of Lake Lanier. Karen leads our work here, and her first step with any buyer is settling the zoning question, city or county, before a neighborhood is chosen.

The water is close. Lake Lanier Islands, with a resort, water park, marina and beaches, is within reach, and Holiday Marina and the Buford Dam area mark the lake’s south end. Away from the shore, the old downtown has been revitalized, and its Main Street now draws people for restaurants and shops. Everyday retail and dining run along the Mall of Georgia corridor beside I-985, which also connects the town to northern Gwinnett’s job base.

Housing covers a wide span: historic homes near downtown, large swim-tennis communities, newer construction along Hamilton Mill and Highway 20, and lakefront on the south shore. For our clients at the upper end, that south shore is where we spend the most time, and Karen’s years on the lake inform every showing. Because Britney covers North Atlanta and intown, a family weighing Buford against Duluth or Johns Creek can compare both with one team.

Where to look in Buford.

The neighborhoods and pockets our clients ask about most.

  • Buford City School District

Addresses inside the city limits that feed the independent district. Much of the town's demand starts here, and resale in this pocket is among the steadiest in northern Gwinnett.

  • Historic Downtown & Main Street

Older homes and carefully placed infill ring a restored old town. Restaurants, boutiques and a full community calendar are close at hand.

  • Lake Lanier South Shore

Lakefront and lake-access streets close to Lake Lanier Islands, Holiday Marina and Buford Dam. No stretch of the lake is nearer to Atlanta.

  • Hamilton Mill & Highway 20

Master-planned and swim-tennis communities with newer homes and golf. Both I-85 and I-985 are easy to reach from here.

Questions buyers and sellers ask.

What is the price range for a home in Buford?

Established neighborhoods generally fall between the $350s and the $650s, and homes zoned for Buford City Schools sell at a premium. Newer construction and the larger swim-tennis homes reach into the $900s. On the water, expect pricing to begin around $700K and climb well past $2M.

How do Buford City Schools differ from the county schools?

Buford runs its own city district, independent of both Gwinnett County and Hall County schools. Only addresses inside the city limits are zoned for it, and the line does not always match what a map suggests is Buford. Karen confirms the zoning on every home before our clients go further.

Does Buford have Lake Lanier frontage?

It does. The town occupies the lake's southern end, where Lake Lanier Islands, Holiday Marina and Buford Dam are found. Lakefront and lake-access neighborhoods line the south shore.

What is the drive from Buford to Atlanta and Alpharetta?

Downtown Atlanta is about 40 minutes away using I-985 and I-85. Alpharetta is roughly 30 minutes by Highway 20 and GA-400.
